Claim

A dated sale file with zero guest names and a T12 the first buyer could rebuild.

Evidence

Index dated; folio samples without names; PMS-to-P&L gap memo in the room.

Caveat

A 48-key historic independent. This is not a 400-key REIT disposition.

Situation

An owner wanted a teaser in six weeks. The night audit still lived in a drawer and the ground lease was “with counsel.”

Approach

The GM and Close Room indexed the file first. Two teaser dates moved. Unbooked comps were written in English before a book was designed.

Outcome

The house went to market with a dated room. The first serious buyer’s sample matched the memo. The price conversation was about the lease reset, not a missing audit.

“We sold a file the night audit could survive. That was the whole job.”
