Claim
Incentive reset without firing a GM the owner liked.
Evidence
24 months of fees vs owner cash; redline on hurdle and pack date.
Caveat
This was not a sale. A different operator was not the product.
Situation
An incentive fee that kicked in below a GOP the hotel had not seen since 2019, plus a monthly pack that arrived on the 22nd. The owner liked the GM and did not want a war.
Approach
Ashcroft rebuilt 24 months of fees against owner cash. They wrote a walk-away that did not include termination. The redline was three clauses: hurdle, reimbursables, and a pack on the 8th. Sable was not needed — this was not a sale.
Outcome
Incentive hurdle reset; 3.2 points of fee returned to the owner on a trailing basis. Reporting now lands on the 8th. Same GM. No operator referral fee on Ashcroft's side.
